About Me
I’m used to looking at plans quickly, spotting the key issues and giving people a clear sense of what’s realistic — and that’s exactly what I offer here.I’ve spent 17 years working in planning across Local Planning Authorities, the Planning Inspectorate and central government. In that time I’ve issued thousands of planning decisions across 11 councils, including North Devon, Teignbridge, South Hams, West Devon and East Devon.Most of my work has focused on householders, small projects and rural development. I now work independently, offering the same quality of assessment I gave as an officer — without the delays, the jargon or the council timetable.My aim is simple: to give people reliable, officer‑level clarity before they commit time or money.Qualifications:

A proportionate check of key risks, constraints, relevant policies and likely council focus areas.Specific Planning Advice Note – £225
A written assessment of your defined proposal, outlining risks, policy issues and likely outcomes.Design & Access Statement – £175
Article 9‑compliant DAS covering design, access and context.Planning Statement – £425
Full planning justification including policy analysis, topic‑by‑topic assessment and planning balance.DAS + Planning Statement Package – £475
Both documents prepared together with coordinated content and one round of factual corrections.Certificate of Lawfulness – £175

Extensions, dormers, outbuildings, porches etc.GPDO Assessment – £295 (complex)
For agricultural, Class Q, Class R and more complex PD routes.
What I Don’t Do
I don’t provide drawings, surveys or specialist reports (ecology, drainage, highways, heritage, arboriculture etc).My role is to explain what’s needed, why it’s needed, and to prepare the planning justification documents.
